MAINTENANCE TIPS
Being proactive with roof maintenance will extend the lifespan of your roof by years.
Remember – the best roof investment you can make is to preserve the roof you already have.
Monitor traffic on the roof. Make sure HVAC, electrical, or other contractors do not cause damage while working on the roof. Look for abandoned HVAC units, loose screws and any item that might puncture the roofing membrane. Always check for roof damage after installing, repairing or changing out mechanical equipment.
Equipment addition, removal & repair personnel can damage your roof during the course of their work. Always monitor any work done on your roof by trades other than roofing as this is a common cause of unnecessary and accidental damage. Even a small hole or puncture can introduce a great deal of water into your roofing system.
Have any roof leak repaired immediately. Although a roof leak may appear to be relatively minor, such as a stained ceiling tile, other, more serious, damage may be hidden. Is the leak causing a steel deck to rust? Is the water soaking into the roof or ceiling insulation promoting mold growth?
Keep drains and gutters free of debris. A quality roofing professional should be under contract at all times to provide maintenance and repairs to your roof on a regular basis.
Watch for roof areas which pond water and ask your roofing professional how these areas should be addressed. Ponding water can stress the roof deck. In addition, ponding water will cause premature failure of most roof membranes.
Identify roof membrane problems at vertical surfaces such as walls and curbs. Look for holes in the membrane, rust on metal panels, open laps, hail damage, and membrane slippage.
Inspect roof locations where vent pipes, soil pipes, heater flues, electric conduits, drains and gas lines pass through the roof. The working life of penetrations and pitch pans can be extended tremendously with proper maintenance.
